I am a ball of emotions today as we celebrate two lovely ladies and thank them for their valuable service to our market center. Please join us for a reception today from 4:00 – 5:30 p.m. in our upstairs training room as we send Megan Neihart and Venus Mendoza onto their next grand adventures. We will miss them both and wish them much success!
IN MEMORY OF HEATHER HANDSFORD
We lost one of our beautiful agents, Heather Handsford, last week after her tough battle with cancer. A celebration of her life will be held next Saturday, April 6th, 2019, at Mulkey Mason Funeral Home located at 740 S. Edmonds, Lewisville, Texas 75067. Service will begin at 4:30 pm. If you wish to donate in lieu of flowers, it is Heather’s wish that donations be made to the MD Anderson Cancer Center. Our thoughts and prayers go out to Heather’s family and friends.
Agent Tip of the Week!
Subagency occurs when a listing broker extends his or her agency relationship with the seller to agents outside of the brokerage. These cooperating subagents owe their fiduciary duty to the seller. If subagents of a listing broker find a buyer for a property, that buyer is treated as a customer, not a client. As a subagent, a license holder acts as a subagent when aiding a buyer in a transaction without an agreement to represent the buyer. A subagent can assist the buyer but does not represent the buyer and must place the interests of the owner first.
Our brokerage does not engage in a subagency relationship as it can cause confusion as to who represents who, who do we owe our fiduciary responsibility to and who is paying which broker? A written agreement isn’t required for an agent to work on behalf of a buyer, but without one, there’s a greater risk of misunderstandings between you and the buyer and potential issues involving subagency and your commission. Our brokerage prefers exclusive representation of an owner/seller or client/buyer so always use an Exclusive Right To Sell Listing Agreement and/or Buyer/Tenant Representation Agreement. If not, our broker suggests that a referral fee agreement be done instead of subagency.
