Agent Tip of the Week!

 

5 simple New Year’s resolutions every real estate agent should make*

Make sure this year’s goals stick by simplifying them.

The first rule of resolutions is they need to be attainable. The easier a resolution is, the more likely we are to reach it, which makes us feel good about ourselves. And everyone knows confident agents sell more homes.  

1. Turn off your smart phone for at least 5 minutes a day

It’s for your own sanity really. For just five minutes a day, whenever you want, turn your phone off — all the way off. Use that five minutes to recall simpler times.

2. Get one new lead each week

You don’t have to become a lead machine overnight, but you do need to actively gain leads to grow your business. Any agent with an active Instagram account can pick up 52 new followers a year.

3. Post once a week on Facebook, Instagram or Twitter

No matter how little value social media has in your personal life, it serves a professional purpose.  See above.

4. Get your CE done at least one week before it’s due

Continuing education is a part of the real estate gig. Save yourself stress by getting it done early this year.

Online continuing education courses are now available on all devices. You can work on getting your CE knocked out while waiting on a buyer to tour the same house for the third time.

5. Turn your car into a true mobile office

Practically everywhere is an office when you’re a real estate agent. Your car is basically your mobile office.

Because you already have a mobile plan with unlimited data and hot spotting (right?), make your vehicle even more functional with a laptop steering wheel desk, mobile printer, solar recharger for all the devices and the Handpresso auto espresso machine. Don’t forget to save the receipts for a tax deduction.

As you think about what you want to accomplish in the coming year, go big with your long-term goals, but be realistic about the steps it will take to get there.

NEW TREC TOOL

Print License History On Demand

 

The Texas Real Estate Commission (TREC) is pleased to announce the launch of their new automated Certified License History tool. This new feature allows anyone to print a certified license history ON DEMAND for FREE. 

Who Can Use the Tool? 

Anyone can use it, but it is primarily designed for Real Estate Agents, Brokers, Inspectors, or Easement and Right-of-Way agents/businesses licensed with TREC. Current license holders often need to provide a certified license history when applying for another license in Texas or out of state.  This new tool will eliminate the need to submit a form, pay a fee, and wait for agency staff to process the request. With the simple click of a button, this new tool will produce a Certified License History that contains key license data, such as license status, initial issue and expiration dates, disciplinary history (if any), and education history. A Certified License History is not available for any license expired for more than four years.

How To Get A Certified License History

  1. Type a name or license number in the “License Holder Search” tool on our website’s homepage. 
  2. When the results appear, click on the “Print License History” button next to the license holders’ name. 
  3. The tool will create and download a report in PDF format. Open the PDF and print the Certified License History! 

Need Additional Information About A License?

Additional information regarding your license, such as periods of active and inactive status, or sponsorship history, is still available by submitting a form and paying a fee.

Does That Count as a Bedroom?

There’s no single legal definition for a bedroom in Texas. The International Residential Code (IRC), published by the International Code Council and adopted by Texas in 2001, establishes a set of residential building standards for public safety and welfare that include requirements for what can be considered a bedroom. Amendments to the IRC adopted by local jurisdictions may add to those requirements.

The IRC requires a bedroom to have:

  • A floor area of not less than 70 square feet and not less than 7 feet in any horizontal dimension
  • A minimum ceiling height of 7 feet, and if there is a sloped ceiling, then a minimum of 50% of ceiling must be a minimum of 7 feet high
  • At least one operable emergency escape and rescue opening with a clear opening of not less than 5.7 square feet, and a required egress window that must have a minimum width of 20 inches, a minimum height of 24 inches, and a maximum window sill height of 44 inches.

Housing built prior to the adoption of the IRC by Texas that remains unchanged is not required to comply with IRC standards for what may be considered a bedroom. However, there are some instances when requirements on what may be considered a bedroom are imposed on such housing, including specific requirements of the IRC, the International Property Maintenance Code, the International Fire Code, or from a local building official. Additionally, the Texas Property Code’s definition of “an area of a dwelling intended as sleeping quarters” applies to rooms offered for rent.

What about your listing?

 

If it is not obvious whether a room in your listing counts as a bedroom, the IRC and other codes mentioned here can help you resolve the question.

Your local building official is a good source of information on local codes and amendments to the IRC.

Misrepresenting the status of a room in the MLS could put you at risk of violating the MLS’s rules, Article 2 the Code of Ethics, which states that REALTORS® must avoid exaggerating or misrepresenting facts related to the property, and TREC Rule 535.155(d), which states an advertisement could mislead or deceive the public if it is inaccurate in any material fact or representation.

 

Whether a bedroom must have a closet is not governed by the IRC or Texas Property Code, but local residential codes may require one, along with heat sourcing and other amendments to the IRC. Furthermore, certain lenders, like FHA, VA, and Fannie Mae, may have definitions for a bedroom within their appraisal guidelines.
