Agent Tip of the Week! 

How To Write Listing Descriptions.  

Home shoppers often start their search online before they ever contact a real estate agent, which is why the quality and accuracy of an online listing is crucial when helping your clients sell their homes. 
The listing description should tell the story of the property you’re selling, conveys the appeal of the home, and capture the buyer’s attention.  Do not use inaccurate descriptions.  Be careful when choosing your descriptive words and stay away from words such as “Completely” updated and “Fully” remodeled (unless the home has been gutted and rebuilt from the foundation up).  Refrain from using “New” even if just a few days old.  These are listed in our Associate Handbook.  Remember to source your data (i.e. per the sellers or builder plan).
Here are some tips for writing real estate descriptions that will drive buyers to visit the home:

Be concise

There’s no room to endlessly list the features of a home, so stick to the basics. Highlight a handful of can’t-miss features and allow the photos to fill in the others. One tip is to start out by writing everything you want to include, and then paring it down to the target word count. Be specific – “New stainless steel appliances” is more helpful than “newly updated kitchen.” If the neighborhood is a selling point, mention it as well – walking/biking trails, parks, bodies of water, and things like that.

Consider your target audience

Think about the demographics that would be most attracted to the listing. A larger home will appeal to a family, so you may want to mention nearby parks and the school district. For a starter home, think about what a young professional would want – local restaurants, coffee shops, and other attractions.

Be professional

Avoid using all caps and multiple exclamation points – they make the writing seem childish and unprofessional. Use vivid language to convey enthusiasm through your writing instead. Be sure to proofread your listing description before it goes live – misplaced capitalization and misspelled words will take away from your credibility as a professional. If you know that writing is not your strong suit, have a friend or colleague look over your copy for you.

Don’t forget a call to action

When wrapping up your listing, tell the buyers what to do. Create a sense of urgency and encourage the reader to take action immediately, or else they may miss out on an opportunity. Encourage them to call you and set up an appointment to tour the home right away.

Agent Tip of the Week! 

 Can a license holder offer to enter an unlicensed person in a drawing to win a cruise for referring a potential buyer or lessee?
TREC says “No” since the cruise would have a value greater than $50 (it is defined as valuable consideration).  Although entering a name into a drawing may not have a cost associated with it, whoever won the drawing would be receiving valuable consideration.  In addition, a “referral” drawing may be considered a contest defined as an illegal lottery under Sections 47.01(7) & 47.03(5) of the Texas Penal Code.  It is okay to have a referral drawing for a restaurant gift card or something similar if the value is less than $50.00.

Agent Tip of the Week! 

 

What are the duties and obligations of an intermediary?  

Section 1101.559(a) requires the intermediary to obtain written consent from both parties to act as an intermediary. A written listing agreement to represent a seller/landlord or a written buyer/tenant representation agreement which contains authorization for the broker to act as an intermediary between the parties is sufficient for the purposes of Section 1101.559(b) if the agreement sets forth, in conspicuous bold or underlined print, the conduct that is prohibited under Section 1101.651(d) and the agreement states who will pay the broker. If the intermediary is to appoint associated licensees to work with the parties, the intermediary must obtain written permission from both parties and give written notice of the appointments to each party. The intermediary is also required to treat the parties fairly and honestly and to comply with TRELA. The intermediary is prohibited from acting so as to favor one party over the other, and may not reveal confidential information obtained from one party without the written instructions of that party, unless disclosure of that information is required by TRELA, court order, or the information materially relates to the condition of the property. The intermediary and any associated licensees appointed by the intermediary are prohibited from disclosing without written authorization that the seller will accept a price less than the asking price or that the buyer will pay a price greater than the price submitted in a written offer.

Agent Tip of the Week! 

Should you help a former client?
Scenario:  Your clients closed on their new home, moved in, and everything was going well …  until a few days ago when their air conditioner died.  The buyers called you to complain and to ask what you are going to do to fix it.  While you want to preserve a good relationship with your former clients, consider the following factors before you act.
 
Are you even allowed to help?  First, talk with me or Stacey Buettner since your broker is ultimately responsible for your actions and may not want you to get involved.  In addition, remember that you no longer represent the buyers since they completed the transaction for which they hired you-in this case, the purchase of a home.  This would also apply to tenants once the Lease Agreement is signed with the landlord.
 
Watch your words!  If you do get involved, avoid phrases that imply you’ll solve or fix the problem.  Instead, focus on being a resource for them to help themselves-never assume responsibility for what happened
 
Who is the best person to ask?  In the above scenario, tell the new homeowners to contact an HVAC technician or call their home warranty company (if applicable) to assess the problem.  Be careful if recommending a certain service provider, as the buyers may blame you if they have a negative experience.  Instead, you can provide a list of professionals in the area they may want to contact, while taking care not to favor one over another.  You can add them to your HomeKeepr app so they can access service providers.  If the homeowners contend the system failure was the result or negligence by the seller or the seller’s agent and they try to discuss this with you, suggest they consult an attorney.
 
At closing, you could provide your buyers a list of people to call in case of plumbing, heating, etc. problems that may arise if they do not have a home warranty.  Remind them that your job was to help them find a suitable home and accordingly, you have done that.  Ask them to keep copies of home inspection reports and any repair receipts that were provided prior to closing.  Always have a final walk through prior to closing and have the form signed.  If there is a leaseback after closing, remind your clients to deal directly with each other not the agents.
 
You never want a former client to be upset, but providing services or advice outside of an agency relationship can be risky.  If you have never encountered this exact scenario, please feel free to discuss how you should handle a similar situation with your brokerage leadership.

Facebook not showing your images properly?

Clear Facebook Cache!

Have you ever tried to create a Facebook post using a link/url? However instead of posting the image you intended to post, an older or different image was showing up? The solution most likely is to clear your Facebook cache. If you want details, read each step, if you want the quick solution, go to step #3.

  1. What is cache (pronounced “cash”)? The general definition per Merriam-Webster is “a hiding place especially for concealing and preserving provisions or implements”. How this translates to cache when referring computer technology is that it is memory in your computer/browser/program/website, etc. that stores information that has either been recently used or is frequently used. This can be instructions or data, such as images, coding or other types of information.

  2. How can this affect your Facebook posts? If you are adding a post using a link/url if there previously was a different image associated with that link, Facebook cache may be storing the previous image and wanting to associate the old image with your link instead of the newer one.

  3. The solution is to go to this debugging link and paste your link into the “Input URL” area, then select the button “Fetch new scrape information”, then copy the “Fetched URL” link and paste this into you Facebook post. This will have the updated image you were intending on posting.
