It is almost time…time for Compelled to Sell (CTS) this weekend and JUST IN TIME FOR THE SUN TO COME OUT!!!!!  The deadline to advertise the participant’s address was yesterday but you can still have the Compelled to Sell Agreement signed today to participate in this weekend’s open house events.  If you have anyone that would like to test the market and have their home open, please have the 2 page Compelled to Sell Agreement along with the TAR 1101 Residential Real Estate Listing Agreement Exclusive Right To Sell signed by the sellers.  It is easy and the sellers do not have to do much to have their home open and ready for potential buyers.  No MLS, lockbox or CSS entry.  It is easy for you as well!  Please find all CTS information and templates on our market center intranet and on Dotloop.

The flu season is already upon us and we want everyone to stay healthy. Many of you have asked about having another flu clinic in our office this year. 

Kroger Pharmacy will be set up in The Bistro this Tuesday, October 16th, from 1:00 – 3:00 p.m. (after Partner Meeting).  
 
If you would like a flu vaccination, please bring your insurance card or credit card.  If your medical insurance does not cover it, the cost is $25.00.  You will need to complete a vaccine consent form and I have put some at the front desk for you to complete ahead of time.  I thought I would share this chart so you will know some of the differences:

Please stay home if you have flu symptoms or running fever!
If your children are sick and unable to attend school, please keep them home as well.  We do not want a flu epidemic in our market center.  Hand washing is vital to prevent the spread of germs and we will be posting some reminders around our office.

Agent Tip of the Week! 

How long does an “agent” have to deposit the earnest money once a binding contact has been negotiated?
 
The earnest money must be deposited by the close of business of the second working day after execution of the contract by the principals, unless a different time is agreed upon in writing by the principals to the transaction. [Rule 535.146(b)(3)]  
 
Per paragraph 5 of the 1-4 Family Residential Contract:
  
EARNEST MONEY: Within 3 days after the Effective Date, Buyer must deliver $_____________ as earnest money to _______________________, as escrow agent, at _______________________________________________ (address). Buyer shall deliver additional earnest money of $____________ to escrow agent within _____ days after the Effective Date of this contract. If Buyer fails to deliver the earnest money within the time required, Seller may terminate this contract or exercise Seller’s remedies under Paragraph 15, or both, by providing notice to Buyer before Buyer delivers the earnest money. If the last day to deliver the earnest money falls on a Saturday, Sunday, or legal holiday, the time to deliver the earnest money is extended until the end of the next day that is not a Saturday, Sunday, or legal holiday. Time is of the essence for this paragraph.

Agent Tip of the Week!

Are You Sure No One is Listening to Your Private Conversation?

If you’re on the go, it may be easiest to take a call about the next negotiation step while in line for your morning coffee. But be careful … while those around you may not hear the other side of the conversation, what they hear you saying may be more than what your client wanted known.

Even in-person conversations can be critical moments for confidentiality. For instance, imagine you’re debriefing outside a home you just viewed with your clients. Would you want the neighbor walking her dog to overhear how they would offer more than asking because they love the house?

Always be mindful of who can eavesdrop on your crucial conversations especially in the office. If your client—or an assistant or other agent—wants to start a discussion about a delicate topic, suggest you pause until you can get to a more private place.

Dotloop Contacts

Have you had to type a clients information in again and again? Here is the solution!

If you have a client selling, and you have entered their personal information (email, phone number, address, etc.) in the “seller’s loop”, then they also purchase a home with you and you create a “buyer’s loop”, typically their information does not populate into the second loop. Here is how to solve that problem.

An overview of people and contacts (from Dotloop Support Documentation)

Whenever we add anyone to a loop we will enter their first and last name, their email address typically, and their role. Once you have selected the appropriate role, more information will be presented to fill. dotloop takes this information and uses it to autofill your documents for you, but it also adds this person’s name and email address to your CONTACTS. This is important because any time you add that same individual to a loop in the future, dotloop will predict their information after you key in a few characters of their name or email.

To have a clients information autofill in a “buyer’s loop” after they have been entered into a “seller’s loop”, all you need to do is go to the Dotloop “People” section (menu item at the very top), on the left menu select “Contacts”, then find contact and change that contacts role from “Seller” to “Buyer”. Per Dotloop Support, this will not change anything in the seller’s loop for this client, but it will allow this person’s information to be auto-filled into the buyer’s Loop.

You can also update any contacts information here in the contacts, as needed.
