Serious Heat Could Soon Break Records!

Is it hot enough for everyone?   Triple digits…good grief…this heat is extensive and potentially dangerous…keep yourself hydrated and as cool as possible.  I hope you keep plenty of water in your car for yourself and your clients when showing properties.  Heat index values may exceed 110 degrees at times and it doesn’t appear we are going to have relief for several days.

Agent Tip of the Week! 


The Buyer’s Obligation When Purchasing Property from a Foreign Seller

Pursuant to the Foreign Investment Real Property Tax Act (FIRPTA), Buyers in certain transactions involving foreign Sellers must withhold 10% of the amount realized by the foreign Seller for federal taxes. Usually, the amount realized is the sales price. If the sales price is greater than $300,000 or the Buyer has no plans to reside at the property, the Buyer should determine whether the Seller will realize any gain from the transaction, in other words, will the Seller walk away from closing with any money. If so, the requirement to withhold 10% of the amount realized applies. The Buyer should use IRS Form 8288 and IRS Form 8288-A to withhold the tax.

EXCEPTION: If the sales price is $300,000 or less and the Buyer or a member of the Buyer’s family will reside in the property at least 50% of the time during the first two years of ownership, then FIRPTA does not apply and no withholding of money is required.

Tech Tip of the Week


Through your Kelle App and KW Connect you can grow your referral network as well as send and receive actual referrals. This tech tip is to give an overview of the actual referral process.

First, be sure to check Kelle (or KWConnect Referral page) often because if someone sends you a referral, it will have a time frame attached to it. You need to respond quickly in order to get the referral.

This video gives you an overview of how to send and receive referals. Kelle and KW Connect have had many features added since this video was created by KWRI, however it gives you  excellent step by step instruction on sending/receiving an actual referral.

After sending/receiving a referral, you will see this information displayed on your KW Connect “My Referrals” dashboard.

Note about your referrals dashboard:  to get there, go to  KWConnect, select the button “go to referrals”, you will see referrals that are “Awaiting Response”, “Inbound”, “Outbound” as well as other selections of expired, active, rejected, lost, funded.

Once you have initiated a referral, have it accepted through this system, then for now, you will still followup with a standard referral form like you have always done. Eventually this will most likely be more automated as well, but the cool thing is to be able to get the right agent, come to an agreement, quickly and easily through this system, then simply follow up with the form.
