DISASTER RELIEF FIRE DRILL

 
In preparation of any future disaster and part of our KW Regional Disaster Relief Plan, we will be conducting drills in the upcoming weeks to perform safety checks on all of our agents.   When you receive an announcement via text, email, etc. checking on your well being, please respond.  We are testing our systems so we can be better prepared and can have relief efforts in place.

Please pay attention to Paragraph 21 of the Residential Real Estate Listing Agreement.
 
21. ADDITIONAL NOTICES:
 
I. If Seller is a “foreign person” as defined by federal law, a buyer may be required to withhold certain amounts from the sales proceeds and deliver the same to the Internal Revenue Service to comply with applicable tax law. A “foreign person” is a: (1) nonresident alien individual; (2) foreign corporation that has not made an election under section 897(i) of the Internal Revenue Code to be treated as a domestic corporation; or (3) foreign partnership, trust, or estate. The definition does not include a resident alien individual. Seller notifies Broker that Seller  is  is not a “foreign person” as defined by federal law. If Seller is unsure whether Seller qualifies as a “foreign person” under federal law, Broker advises Seller to consult a tax professional or an attorney. J. Broker advises Seller to refrain from transmitting personal information, such as bank account
 

Paragraph 20 of the One to Four Family Residential Contract is amended to clarify “applicable law” and an “affidavit” when a Seller is a “foreign person”:

 
20. FEDERAL TAX REQUIREMENTS: 
 

If Seller is a “foreign person,” as defined by Internal Revenue Code and its regulations, or if Seller fails to deliver an affidavit or a certificate of non-foreign status to Buyer that Seller is not a “foreign person,” then Buyer shall withhold from the sales proceeds an amount sufficient to comply with applicable tax law and deliver the same to the Internal Revenue Service together with appropriate tax forms. Internal Revenue Service regulations require filing written reports if currency in excess of specified amounts is received in the transaction.

Tammy’s Tech Tip this week is about a tiny little tool with a big purpose! If you use Windows 10 and have not been introduced to the “Snipping Tool” fondly renamed by me as “the snipper” – you need to meet! A very quick way to copy all or part of your screen and save it in a file. It has more options than just a “print screen” – More options, fewer steps! Do you ever need to change some file type into an image file? Show someone screenshot of all or part of your screen? This makes those tasks and many others very quick and easy. Go to link for a great description. The quick version is to go to your Windows 10 search bar, type in “snipping tool” and select it. Here are some great instructions!

Technology can also be a point of frustration for Realtors because while most understand that technology and internet marketing is important, they either don’t understand how to use it to get leads or they simply don’t know where to start and get completely overwhelmed. This course will break down these powerful marketing tactics and by the end of the course, the agent will pick one or two marketing strategies that suit their business and leave with an action plan. By implementing this action plan, the agent will get more leads which will result in more closings.

This 90 minute orientation class covers how, what, when and where details necessary to get your Real Estate business started with Dallas Metro North.  You will be introduced to “Path to Success”. Path to Success is your first 100 days business guide.
