DISASTER RELIEF FIRE DRILL

 
In preparation of any future disaster and part of our KW Regional Disaster Relief Plan, we will be conducting drills in the upcoming weeks to perform safety checks on all of our agents.   When you receive an announcement via text, email, etc. checking on your well being, please respond.  We are testing our systems so we can be better prepared and can have relief efforts in place.

Fantastic Friday and Welcome to Rosemary’s Rubies!

Welcome to Spring!  Does it feel like Spring?  Spring is in the air!  The office has been hopping this week and we have had some fantastic events and training classes.  We had a fun Partner Meeting on Tuesday and enjoyed celebrating with everyone that attended.  The year has started off strong and the first quarter is almost over.  We have had some record-breaking months.  If you did not attend the contract training class yesterday, it is important that you make time to understand these contract changes and new forms.  Thank you to Lawyers Title for providing us with valuable training yesterday!!!!!

Your Sellers Should Be Using The New Seller’s Disclosure!
TAR 1406 Sellers Disclosure Notice Form has been updated and made mandatory as of March 1st.  Our compliance will be checking for the new form so help us help you!!!!! 
 
It’s all in the name: The Seller’s Disclosure Notice is for sellers—not you—to complete and disclose information about their property. If you know that the seller’s disclosure is not correct, talk to your clients. Explain that Texas law requires you, as a real estate license holder, to disclose any significant defect you are aware of about the property.
Also, if something changes after the seller’s disclosure notice is completed, sellers are required to disclose that new information.

You can have a second language added to your NAR record, which will then display on Realtor.com.  You may select one* of the languages from this list.  Just email GLAR and they will be happy to add the language to your national record for you.

Tornado season in Texas is upon us. Our peak season for tornadoes is April through June.

Tornado wind speeds can be 75-300 miles an hour and a mile wide. Signs of a tornado include dark greenish skies, wall cloud with debris, large hail without rain, calm or stillness outside in the middle of a storm.

Here are some ways you and your family can be prepared.

Have a Plan – Where are you and your family going when the sirens are going off? A center location in your home away from windows is ideal.
Seek shelter in an interior room on the lowest floor of your home, such as a bathroom, closet or room without windows. Cover yourself with a mattress or cushions.
In an office building, go to an interior room or hallway on the lowest floor. 
Never stay inside a car! Get out and lie flat in a ditch or a ravine. If a building is nearby, take shelter inside. Do not try to outrun a tornado in your car.
Supplies – Flash lights, weather radio, batteries, first aid kit water, snacks, extra medication. Keep in a plastic container near or in your safe area.
Be Aware of Weather Conditions – Technology has improved through the years, so weathermen can make better predictions on how severe a storm is going to be and when it is going to arrive in a certain area, but the weather can change quickly. Don’t ignore the weather, flip on the TV or radio. There are options with local stations and apps that will send updates to your phone as well.
Secure Loose Items – Secure yard furniture, grills etc when a storm is coming. This can prevent property damage.
School Procedures – It is scary to not be with your child during an emergency. Understand what your school does in a storm to protect your child and to communicate with you.
Remember there is a difference between a Tornado Watch and a Tornado Warning. A Tornado Watch means tornadoes are possible in and near the watch area. A Tornado Warning means a tornado has been sighted or indicated by weather radar, and you must seek shelter immediately!
Lets all take some time to prepare ourselves and our family for this upcoming tornado season and pray no lives or homes are lost this year.

DO NOT USE the TAR 1506.

Our form adds information pertinent to our office and area that are not currently available in the TAR 1506 form.  As always the form is available in Dotloop (it was created and placed in Dotloop on 2-13-18).  If you have any questions, please let Dixie know.  She is trying to help everyone get their loops approved as quickly as possible by using the correct forms.

It’s time to change the batteries in your home smoke detectors! A working smoke alarm can give you and your family the critical extra seconds to make a safe escape from a house fire. Almost 71% of smoke detectors fail to operate due to missing, disconnected or dead batteries. Change the batteries when you change your clocks twice a year and check to make sure it is operating correctly. Working smoke alarms cut the risk of dying in a home fire nearly in half! While you’re at it, check and change the batteries in carbon monoxide detectors as well. 

It is suggested that you replace smoke detectors and smoke alarms every 10 years. How old are your smoke detectors? Replace them.

Dryer Fires

The U.S. Consumer Product Safety Commission estimates that annually dryers are associated with 22,000 home fires which result in some deaths and injuries. Fires can occur when lint builds up in the dryer or exhaust duct thus blocking the air flow.Reduced air flow causes excessive heat buildup that can result in a fire.
How to prevent fires?
  • Clean the dryer lint screen/filter before drying a load of clothes. If clothing is damp after drying or the drying cycle is taking much too long, then this may be a sign of blocked air flow.
  • Clean the dryer vent and exhaust duct to the exterior of home annually. Check the exhaust termination on the exterior wall for proper operation; the termination must be free of lint, with no screen and a flapper that operates to prevent animal entry.  Monitor dryer air flow out of the exhaust termination with the dryer operating normally. If you do not feel significant air flow, the duct system may be partially blocked, or the duct is too long.
  • Check the User’s Guide to ensure the duct is the correct length. If blocked, have it evaluated and cleaned appropriately.
  • Clean around dryer and under dryer periodically to remove lint build up. Ensure that flammable materials are not stored around the dryer.
  • Replace plastic accordion type duct connector from dryer to wall with rigid metal or semi-rigid metalized duct.Also, ducts from dryer to exterior of home should have a slight slope downward (with no dips) to avoid collecting water and thus trapping lint.
  • Take special care when drying clothes that have been soiled with volatile chemicals such as gasoline, cooking oils, cleaning agents, finishing oils or stains. Wash this type of soiled clothing more than once before drying and dry it on the lowest heat possible.
