Contingencies are a way of life in real estate.  Many of us must sell one home before we can buy another.  Unfortunately, as mortgage conditions get more complicated and  appraisals become less reliable, for sellers, accepting a contingency offer has become a tricky proposition.  As a homeowner and as a listing agent, make sure you understand exactly how a contingency is structured and what the terms & conditions are – be specific!  Homesellers deserve complete and correct information, and they prefer to understand their options, rather than to be surprised by unexpected challenges.  At our KW Market Center, we are working hard to make sure our agents have access to great education and to great assistance, so that our KW clients sail through to closing – even if a contingency makes it trickier!  The old “be prepared” motto has never been truer than it is today in our real estate market, so make sure you and your agent are prepared to navigate today’s market conditions successfully.
